Ibiza is a small island, but the differences between its municipalities are significant — in price, character, lifestyle, and legal complexity. Here's an honest guide to the areas that matter most for buyers.

Ibiza covers just 572 square kilometres, but the differences between its municipalities are significant enough that choosing the wrong area for your priorities can mean paying more than necessary, or finding that the lifestyle you imagined doesn't match the reality of where you've bought.

This guide is not a tourism brochure. It's a practical overview of the island's key areas from a buyer's perspective — what they offer, what they cost, and what you need to know before making a decision.

Santa Eulalia del Río

Santa Eulalia is the island's third-largest town and arguably its most liveable for year-round residents. It has a genuine local community, a working marina, good restaurants and shops that stay open outside the summer season, and a relatively calm atmosphere compared to the south and west of the island.

Property in Santa Eulalia ranges from apartments in the town itself to large countryside fincas in the surrounding hills. The area is particularly popular with Dutch, German, and Scandinavian buyers who are looking for a primary or secondary residence rather than a pure investment. Prices are generally slightly lower than the southwest, but the gap has narrowed considerably in recent years as demand has increased.

The countryside around Santa Eulalia — particularly the areas of San Carlos, Jesús, and the hills above the town — offers some of the island's most beautiful rural properties, with a mix of traditional Ibizan architecture and modern renovations.

San José (Sant Josep de sa Talaia)

San José is the island's largest municipality by area and contains some of its most prestigious addresses. The southwest coast — including Cala Conta, Cala Bassa, and the hillsides above Cap Martinet — is where Ibiza's most expensive properties are concentrated. Sea views, privacy, and proximity to the best beaches in the island combine to create a market segment where prices regularly exceed €10,000 per m².

San José also contains some of the island's most complex planning environments. Large parts of the municipality are classified as suelo rústico protegido (protected rural land), where building restrictions are extremely strict and the risk of encountering illegal or non-compliant constructions is higher than in urban areas. Due diligence in San José requires particular care.

Ibiza Town (Eivissa)

Ibiza Town is the island's capital and its most cosmopolitan address. The old walled city of Dalt Vila is a UNESCO World Heritage Site, and the surrounding neighbourhoods — La Marina, Sa Penya, and the newer residential areas of Cap Martinet and Talamanca — offer a range of property types from historic townhouses to modern apartments with sea views.

Buyers who want to be at the centre of the island's cultural and social life, with easy access to the airport, the ferry port, and the best restaurants, tend to gravitate towards Ibiza Town. It is also the most accessible area for buyers who are not yet familiar with the island and want to be close to services and infrastructure.

The North: San Juan and San Miguel

The north of the island — centred on the municipalities of San Juan Bautista and San Miguel — is Ibiza's most rural and least developed area. Properties here tend to be larger, more private, and significantly less expensive per square metre than the south and west. The landscape is dramatic: pine forests, red earth, and a coastline that is largely undeveloped.

The north attracts buyers who are specifically looking for privacy, space, and a connection to the island's traditional character. It is not the right choice for buyers who want easy access to beaches, restaurants, or the social scene — but for those who do, it offers a quality of life that is increasingly difficult to find elsewhere on the island.

Key Questions to Ask Before Choosing an Area

Before deciding where to buy, it is worth being honest about how you intend to use the property. Will you be there year-round or only in summer? Do you want to be within walking distance of restaurants and shops, or is privacy and space more important? Are you planning to rent the property when you're not there, and if so, does the area have strong rental demand?

The answers to these questions will narrow the field considerably — and a good agent should be asking them before showing you a single property.
