After years of rapid price growth, Ibiza's property market has entered a more balanced phase. Here's what that means if you're buying or selling in 2025 and 2026.

After several years of exceptional price growth driven by post-pandemic demand and historically low inventory, Ibiza's property market has entered what analysts are calling a "mature and balanced phase." That doesn't mean the market is cooling — it means it's stabilising at a high level, which is actually good news for both buyers and sellers who approach it with the right information.

Where Prices Stand Today

According to data from established agencies active on the island, the average price per square metre for properties sold in 2025 reached approximately €8,365 — a figure that reflects continued strength in well-positioned, correctly priced homes. Across the broader island, prices have risen from approximately €5,200 per m² in 2022 to close to €7,000 per m² in 2025, representing growth of 32–35% in just three years.

The most sought-after areas — Santa Eulalia, San José, and the hillsides above Ibiza Town — continue to command significant premiums. Properties with sea views, privacy, and clean legal status consistently outperform the average.

A Better Market for Buyers

One of the most significant shifts in 2025–2026 is that buyers now have more negotiating power than at any point in the past five years. Inventory has increased compared to the peak years, competition between buyers has eased, and price adjustments of 5–10% are becoming more common in negotiations.

This doesn't mean sellers are desperate — it means the market has normalised. Buyers who were previously priced out or outbid now have a genuine opportunity to acquire well-positioned properties without the pressure of competing offers driving prices beyond reason.

The Rise of US Buyers

A notable trend in 2025 has been a significant increase in demand from American buyers. This transatlantic interest reflects Ibiza's growing positioning within a broader Mediterranean luxury investment landscape. The combination of a favourable euro-to-dollar exchange rate, Ibiza's global brand recognition, and the island's limited supply of prime properties has made it increasingly attractive to high-net-worth buyers from the United States.

What to Expect in 2026

The consensus among established agencies points to continued stability with moderate growth potential. A gradual increase in available listings — including new developments and resale stock — is expected to ease the supply constraints that characterised previous peak years. For sellers, this means that pricing accurately and presenting a property well has become more important than ever. Overpriced listings are sitting longer on the market.

For buyers, 2026 represents one of the most strategically favourable entry points in recent memory: prices remain high by historical standards, but the frantic pace of the peak years has passed, and there is genuine room to negotiate.
